To All The Landlords & Want to be Landlords Out There!

Owning rental property in the City of Kalamazoo can be tough.  Trust me I know first hand everything you have to go thru.  Not only do you have all the rigors of being a landlord like tenant screening, repairs, & yes the occasional eviction.  You also have the joy of dealing with the rental property certification in the City of Kalamazoo.  I always find it interesting how the City comes thru to inspect the property it the owner does the repairs, then a few years later they come thru an an issue comes up on an item that has been there for many years and was there last time they inspected the property.  So very frustrating! 

Well I have some good news.  The City of Kalamazoo is looking to simplify the rental housing inspection code and move to a more universal code.  The International Property Maintenance Code (IPMC).  In order to implement this code there are a number of changes that need to be made to the current city code.  As part of this process the City of Kalamazoo is seeking the advice and input of KARHA - Kalamazoo Area Rental Housing Association.  KARHA is a local group of property investors and Landlords in the Greater Kalamazoo Area and brings years of first hand knowledge and experience to the table. 

Now here is the really cool thing, YOUR voice can be heard as well.

At 7:00 pm on 9/22/2014 at KARHA's general meeting there be housing inspectors, city commissioners, KARHA members, & guests to discuss the upcoming changes to the code.  This is a must attend meeting for anyone in the city that owns rental property.  I hope to see you there!

With all the foreclosed homes on the market right now required repairs have become very common in the home buying process.  No worries, its just another hurdle and there are a number of ways to get to closing even when the appraisal comes back with required repairs.  All loan programs FHA, VA, Rural Development, & even conventional loans have the possibility of repairs.  When the appraiser visits the home they may see health and safety issues they end up requiring be remedy as part of the transaction.  This video walk you thru some examples off possible repairs.  Below you will also find some down-loadable attachments to help guide you thru the process.

Pest inspections are an important part of the process for the first time home buyer. Steve Filkins with Filk Pest Control joins me AmeriFirst Home Mortgage specialist Jeremy Drobeck to take a look at the pest inspection process. We look specifically at wood destroying insects like carpenter ants and termites, and how they destroy homes. I always highly recommend having a pest inspection done as part of the home buying process it can save you a ton of money. For example, the home in this video was a rental property I was personally purchasing. I had Filk Pest Control do a pest inspection on the home prior to me purchasing it. Sure enough they found both carpenter Ants and Termites at a cost of well over $1,000 having not done the inspection could have cost me big time. Instead I was able to renegotiate the price and obtained a HUGE price reduction. The $50 pest inspection save me thousands of dollars!
